Starting with: what is the best piece of advice that you would give to first-time home buyers?

  • The best advice that I can give a first-time home buyer is to prepare a budget for themselves before they purchase a home to see what they can comfortably afford for a monthly mortgage payment. The lender will pre-approve them with a figure, but it doesn’t take into consideration child care fees, utilities, or food and gas, so it is always a good idea for a first-time home buyer to have a sense of what all of their monthly expenses are before starting the home-buying process.

How long does the loan process typically take once a loan application is started?

  • Once you have the initial purchase and sales signed and the agreement in place, you’ll get a timeframe on the loan. It is not uncommon for the process somewhere between 45 to 70 days.

This typically gives us enough time to get the appraisal ordered, get someone approved, and then once the report comes back—if all is well—we can get them closed!

  • Many things could hold up the process of the loan, including the appraisal completion time, title issues, and loan approval to name just a few. The best way to ensure that the delays are not caused by you is to get all your documents into the lender as soon as possible.
